As a commercial real estate consultant, I worked with Andy Bennett, CCO, assisting Challenger Sports with their office requirements across the United States. Challenger Sports, the largest youth soccer coaching company in the US, faced unique challenges with its redefining operations, including 13 regional offices and a workforce of over 120 full-time staff. Our work and expertise were crucial in navigating the complexities of their real estate needs, particularly in lease renewals and relocations, including market-by-market research of co-working solutions.

Working closely with Challenger Sports' leadership, Andy and I developed a comprehensive strategy to optimize their real estate portfolio. This strategy focused on assessing their current space utilization, projecting future growth, and identifying cost-effective solutions. By leveraging our extensive market knowledge and negotiation skills, we secured favorable lease terms for renewals, often achieving below-market rates, downsizing and consolidating strategic offices and securing tenant improvement allowances for necessary upgrades. In cases where relocation was more advantageous, we conducted thorough market analyses to identify high-value locations aligned with Challenger Sports' unique cultural goals, operational needs, and budget constraints.

My role working with Andy extended beyond mere transactions; we provided strategic advice on space planning to accommodate their seasonal staffing fluctuations, particularly for their summer programs that required housing for international coaches. Throughout the process, we served as a vital liaison between Challenger Sports c-suite leadership and building owners, ensuring smooth negotiations and timely execution of lease agreements. Our efforts resulted in significant cost savings for Challenger Sports, improved workspace efficiency, and enhanced flexibility to support the company's strategic goals and success in the youth soccer market.

His strategic approach to expanding and enhancing our soccer program has positioned SPIRE as a premier destination for youth soccer development, and we are excited to continue working together.
